Septic Inspection Services
Know Before Problems Surface
Buying a home with a septic system, or wondering how healthy your own system is? Our team inspects tanks, components and drain fields and gives you a clear, documented assessment.
Septic Inspection That Reveals the Condition Underground
Septic systems are buried, so problems stay hidden until they become expensive. A tank with crumbling baffles, a cracked wall or a failing pump can look perfectly fine from the yard. A drain field can be gradually clogging for years before effluent surfaces or drains back up. An inspection opens the system up and checks each part, so you know what condition it’s really in and what maintenance or repairs lie ahead.
Septic inspections are especially important when buying or selling a property, since replacing a failed drain field can be one of the costliest repairs a homeowner faces. Some lenders and local jurisdictions require inspections during property transfers. Homeowners also benefit from periodic inspections between pumpings. Our septic inspection service evaluates the tank, baffles, pipes, pumps, alarms and drain field, documents findings with photos and provides a written report you can rely on.

Visual Septic Inspections Compared With Full Inspections
A visual or basic inspection reviews the system from above ground. The inspector checks for odors, soggy areas or surfacing effluent over the drain field, runs water in the house to watch drainage and reviews any available records. It’s quick and inexpensive, but it can’t reveal what’s happening inside the tank or how much life remains in the drain field, so on its own it offers only limited assurance about the system.
A full inspection goes further. The tank is uncovered and usually pumped, allowing inspection of walls, baffles, inlet and outlet pipes and effluent filters. Pumps, floats and alarms are tested in pressure systems. The distribution box and drain field are evaluated, sometimes with probing, camera inspection or a hydraulic load test that introduces water to see how the field responds. For real estate transactions, a full inspection provides the most reliable information.
Why Clients Trust Our Septic Inspections
We inspect septic systems thoroughly and report honestly, regardless of whether a sale is on the line. Our licensed and insured team opens and examines the tank, tests mechanical components and evaluates the drain field rather than relying on surface appearance. Findings are documented with photos and explained in plain language, with clear distinctions between urgent problems and routine maintenance. Reports meet common lender and real estate requirements and are delivered promptly.

Benefits of a Professional Septic Inspection
A professional septic inspection reveals hidden problems before they lead to backups, odors or costly drain field replacement. Buyers gain negotiating power and avoid inheriting a failing system. Sellers can address issues before listing and avoid delays at closing. Homeowners learn when pumping and repairs are needed, so they can plan and budget. And documented inspections support lender requirements, insurance questions and long-term maintenance records that add value whenever the property eventually changes hands.
Septic Inspection Services in CA, TX and FL
We provide septic inspections for buyers, sellers and homeowners throughout California, Texas and Florida, following local health department and real estate requirements for every property served by a private septic system.
Septic Inspections When Buying a Home
If the home you’re buying uses a septic system, the inspection is just as important as the general home inspection, and arguably more consequential financially.
Ask the seller for pumping and repair records, the system’s permit and its location. Schedule a full inspection within your contingency period, ideally with the tank pumped, since a recently pumped tank shows its true condition. Be wary if the tank was pumped right before the inspection without an inspector present.
If problems are found, options include asking the seller to repair, negotiating a credit or price reduction or walking away. Make sure the system is sized for your household’s needs, especially if you plan to add bedrooms. We provide clear reports that support informed decisions.
How Our Septic Inspection Works
We review your goals, gather available records and permits and locate the tank, distribution box and drain field on the property.
On inspection day, the tank lids are uncovered and the tank is pumped when included. We examine walls, baffles, pipes and filters, run the pumps, floats and alarm through their paces and walk the leach area looking for soggy ground, surfacing liquid and uneven distribution, using camera or load testing when appropriate.
Lids are secured and the site is restored. We explain findings on site and provide a written report with photos, the system’s condition, recommended repairs and maintenance schedule. Reports are formatted to support real estate transactions and lender requirements, and we’re available for follow-up questions.

Septic Inspection Questions Answered
How long does a septic inspection take?
A full inspection usually takes two to four hours, depending on tank access, pumping, system type and drain field testing.
Is pumping part of the inspection?
For a full inspection, pumping is usually recommended so the tank’s walls, baffles and overall condition can be properly evaluated.
Do lenders require septic inspections?
Some lenders and loan programs do, and certain jurisdictions require inspections at property transfer. Check with your lender and agent.
How often should septic systems be inspected?
Many experts recommend inspection every few years, often alongside pumping, with aerobic systems inspected more frequently according to local rules.
How long will my drain field last?
We can assess current performance and warning signs, though no inspection can guarantee exactly how long a drain field will function.
